We work closely with building owners, contractors, or architects to investigate the issues and provide a tailored solution. BC&E is a valuable asset to your team and routinely provides design documents for implementation of repairs and performs construction phase observation services to oversee the implementation of our design and observe previously undiscovered conditions to provide additional repair direction. Our range of expertise encompasses below-grade waterproofing, deck and plaza waterproofing, fenestrations and wall systems.

Below-Grade Waterproofing

Proper design and installation of below-grade waterproofing systems on foundation walls is essential to maintain a high-level of protection against water leakage over the long-term, particularly where basement areas are intended to be occupied. Site conditions can create unique challenges which include high groundwater levels, unusual soil conditions, and site/lot limitations, and are important factors in the selection and design of below-grade waterproofing systems. Water leakage problems through below-grade waterproofing systems are often difficult and expensive to correct, and the damage caused by water leakage can range from merely unsightly staining to significant problems with structural deterioration, among other things. In some instances, building structures are required to be located below the permanent groundwater level, resulting in a "tanked" structure. In other instances, the lower-level floor slabs-on-grade may be exposed to hydrostatic water pressure and may require below-slab waterproofing to protect the building interior from water leakage. These unique conditions require a thorough understanding of the site and soil conditions, the groundwater conditions, the structure, and the performance use and expectations related to the building interior. BC&E’s professional expertise has allowed for unique insight into problems with these types of features. In addition to permitting BC&E to develop unique solutions to addressing these problems, BC&E has the know-how to design these systems to reduce the risk of future problems in the design of these features in new buildings and additions. BC&E’s familiarity and knowledge of waterproofing systems and detailing during the design and construction stages facilitates their long-term success.

Deck and Plaza Waterproofing

Horizontal waterproofing systems are utilized in exterior plazas and elevated decks. In many cases, these systems are constructed over finished, occupied spaces and require an exceptionally high level of protection against water leakage with a long service life. Exposure to harsh environmental conditions play a significant role in the selection of materials and assemblies. Performance and aesthetic design considerations for both intensive vehicular and pedestrian usage include the appropriate selection of pavement or decking materials, and correct integration of related architectural features. Some of these features include, but are not limited to, stairways, handrails, guardrails, sliding doors, planters, water features, pools, hot tubs, and exterior furnishings. Improper design and construction of these systems can cause significant damage and can be extremely disruptive and costly to repair. BC&E's professionals understand the importance of these features, and know that proper selection of materials, attention to details, and quality instillation of waterproofing and pavement systems is critical to the success of these systems. By evaluating hundreds of performance problems associated with plazas, we have developed strong skills and knowledge to correct leakage, drainage, or other problems associated with any type of plaza or deck.

Fenestrations

BC&E’s expertise includes the evaluation of various types of fenestrations, including storefront and curtainwall systems, framed windows, and all types of doors. We regularly investigate common problems with fenestrations systems including water leakage, air infiltration, failed insulated glass units and excessive condensation and help develop solutions that fit the client’s needs. When assisting with a new build project, we focus on the design, detailing, and proper instillation methods for various systems to reduce the risk of future leakage problems.

Wall Systems

BC&E's personnel have a wide range of experience in evaluating problems with various cladding systems and have designed repairs and renovation projects to address issues associated with the specific cladding system. Some issues we have evaluated include leakage, cracking or apparent movement, and excessive staining or efflorescence. We frequently help clients evaluate issues with concrete, stone and masonry facades; wood, fiber-cement, metal or vinyl siding; stucco, thin stone veneer, and EIFS; and various paints and coatings. We are also knowledgeable in providing direction where the wall system interfaces with other envelope systems, including windows, doors, below-grade waterproofing and roofing.

Low-Slope and Steep-Slope Roofing Systems

BC&E routinely helps building owners obtain roofing systems that perform well in diverse environments by developing pertinent recommendations for materials, systems and details for existing buildings and new construction. Our recommendations reduce the risk of future problems and enhance long term performance. Low-slope roofing systems endure some of the most harsh and difficult environmental conditions on a building. They must remain completely watertight through high winds, severe storms, hail, and snow accumulations. In addition, they must be resistant to fire and traffic on the roof to service rooftop mechanical equipment. With today's technologies, there is a large combination and variety of roofing materials and systems. Roofing membranes can include built-up, modified bitumen, single ply, and fluid applied. Along with the variety of membrane, their application can also range from ballasted, mechanically attached, fully adhered and self-adhered. Selecting the correct materials, system and installation method for low-slope roofs becomes a challenging task. Steep Slope roofing systems consist of an assortment of roofing materials, including asphalt shingles, cedar shakes, concrete tile, clay tile, slate, synthetic shingles, metal shingles, and metal roofing panels. The selection and design of steep-slope roofing systems requires vast knowledge of performance characteristics of different roofing systems. Assessing and applying these characteristics of weathering, roof drainage, ventilation, hail resistance, fire resistance, and snow retention and more, helps create a successful outcome on each unique project build. We focus on evaluating areas of water leakage, condensation build up and deterioration and challenging features associated with these steep-slope roofing systems. BC&E continues to work with building owners, property managers, contractors, and municipalities to develop the perfect roofing system for each specific client and project build.

Snow Country Roofing Systems

Colorado, California, Utah, Idaho, and Montana have what in common...you named it COMPLEX ROOF GEOMETRIES (and yes that back country skiing). Our staff at BC&E have evaluated hundreds of buildings and their performance-related problems in these snow-country areas. The design and construction of roofs in snow environments such as Colorado's high country, present an unusual array of challenges. In addition to providing a high-level of protection against the risk of water leakage, snow and ice accumulation on the roof, ice damming, icicle development and snow shedding all impact roofing systems and building envelope technology performance. Exposure under extreme conditions (high temperatures from solar radiation at higher elevation) makes material selection critical. The same water damage issues arise under different methods than people are familiar with, along with the difficultly in correction of these issues due to the low temperatures, snow, ice, condensation, and accessibility during design.

Evaluation of Snow and Ice Management

Controlling snow and ice accumulations on roofs and limiting the formation of icicle development along eave edges, are important criteria in the design of roof systems in snow-country. Understanding the behavior of snow and ice on roof surfaces and developing details to mitigate damage of the areas below are necessary for the successful long-term performance of roof systems exposed to these conditions. Our engineers utilize years of experience in snow-country environments to facilitate designs of avalanche control measures and icicle mitigation when designing roofing systems in these areas. Solutions address a multitude of factors including the environment conditions, watertightness detailing and all structural considerations.
